How the private preview works
Submit the form on this page or call UniFit India directly at +91 9958164422. Our advisory team responds personally within working hours and schedules the preview around your availability. The preview itself runs ~60 to 90 minutes at the experience centre — material palette walkthrough, floor-plate review, indicative pricing discussion, and a Q&A with a senior advisor. Sample apartment availability will be announced closer to project launch and post-HARERA registration.
What to ask during the site visit
Configuration & layout
- Carpet area as a percentage of super area for the configuration of interest.
- Two-units-per-floor or four-units-per-floor; the lift-lobby plate count.
- Balcony orientation and depth; corner-unit availability.
- Servant / utility room and its inclusion in the headline super area.
- Wardrobe depth, storage volume, walk-in availability for primary suite.
Tower, floor & view
- Floor-rise charge schedule by floor band.
- PLC (preferential location charge) by orientation and tower face.
- Tower-by-tower amenity proximity; which tower faces the clubhouse.
- View axes — what does the unit look out on, today and post-construction.
Pricing, payment, and charges
- Indicative all-in price for the configuration including PLC, floor rise, IFMS, club membership, GST.
- Construction-linked vs subvention-linked payment plan options.
- Booking amount and the next milestone amount + due date.
- Maintenance charges (₹/sq.ft./month) and what they cover.
RERA & legal
- Project RERA grant status; RERA possession date once registered.
- Approved building plans on file with HARERA.
- Title chain and any encumbrance on the land parcel.
- Buyer agreement template — particularly carpet-area declaration, possession clause, and exit terms.
Documents to check
- HARERA registration certificate (post-grant) and approved building plans.
- Land title chain — sale deed, mutation entries, encumbrance certificate for the parcel.
- Sanction plans from the Department of Town & Country Planning (DTCP).
- Structural design certifications and the appointed structural consultant’s credentials.
- Buyer agreement draft — read in full before booking, particularly carpet-area, possession, and exit clauses.
- The channel partner’s RERA registration (GGM/284/2017/IR/514/Ext1/2023/21/1).
