3 BHK layout — what to expect

The entry configuration. Designed as a primary residence for an executive family of three to four, with a generous primary suite, two well-proportioned secondary bedrooms, formal living and dining, and a wrap-around balcony oriented to the towers' best views.

4 BHK · ~2,400 sq.ft.

4 BHK layout — what to expect

A larger family configuration with four bedrooms, dedicated formal and informal living zones, and a utility / staff layout. The 4 BHK plate is engineered for households with multi-generational occupancy or a hybrid live-work pattern.

4.5 BHK · ~2,700 sq.ft.

4.5 BHK layout — what to expect

The flagship non-penthouse layout. Adds a flexible study or home-office room to the 4 BHK base, with the largest balconies in the offered range. Best suited to buyers who want full-floor scale without committing to a penthouse.

What to compare in luxury floor plans

Two units at the same headline size can live very differently. When evaluating any luxury floor plan in Gurugram’s ultra-luxury segment, look at five things:

  • Layout efficiency

    Carpet area as a percentage of super area. A high ratio means you’re paying for usable floor, not common-area inflation.

  • Balcony / view orientation

    East- and south-facing balconies extract daylight better than north / west-facing ones in NCR. Wrap-around balconies on corner units typically command a premium.

  • Lift lobby & privacy

    Two units per floor delivers materially better privacy than four units per floor. The plate count varies by tower.

  • Servant / utility room

    In Indian luxury, a self-contained utility room with attached toilet and dedicated entry is standard. Confirm the configuration includes one as part of the headline super area, not as an add-on.

  • Storage & wardrobe depth

    Walk-in wardrobes off the primary suite, deep utility cupboards, and dedicated linen storage matter more in 4 BHK / 4.5 BHK configurations than in compact 3 BHKs.
