MICRO-MARKET GUIDE

Sector 71 SPR Gurgaon: Luxury Residential Micro-Market Guide

Sector 71 sits on the eastern stretch of Southern Peripheral Road (SPR) in Gurugram. This guide covers the sector’s residential identity, the SPR corridor, connectivity, the luxury-supply context, and who the micro-market suits.

Sector 71 overview

Sector 71 is one of Gurugram’s established luxury micro-markets on the eastern flank of Southern Peripheral Road (SPR). The sector is largely residential by zoning, with a low-density built form, broad internal carriageways, and a quieter street character than the older Golf Course Road sectors. Pincode 122101. Sector 71 sits adjacent to the institutional spine of Sectors 65–67 (which houses corporate parks, hospitals, and grade-A retail) and connects directly to the wider SPR network.

Southern Peripheral Road as a corridor

Southern Peripheral Road (SPR) is the principal arterial connecting Golf Course Extension Road to NH-48 along the southern flank of Gurugram. SPR has materially upgraded over the past five years — six-laning, signal-free underpasses at the Sector 70/71 and 72/73 interchanges, and the Gurugram Metro Phase-II alignment which is planned to traverse the corridor. Today SPR connects the bulk of HNI residential demand on Golf Course Extension Road to the institutional and commercial spine off NH-48 (Cyber City, IGI Airport).

Connectivity in detail

Golf Course Extension Road

~10 minutes via SPR. Connects to the wider Golf Course Road luxury cluster and Sectors 42–53.

Sohna Road

~5 minutes. Direct arterial link south to Sohna town and onward to the Delhi-Mumbai Expressway via the planned interchange.

NH-48 (Delhi-Jaipur Expressway)

Direct access via SPR. Connects to Manesar industrial belt and onward to Jaipur / Western corridor.

Dwarka Expressway

~15 minutes. Reduces airport / Delhi NW travel materially compared to legacy Old Gurugram routes.

Cyber City

~25 minutes via SPR + NH-48. The principal corporate-employment hub for Gurugram.

IGI Airport

~30 minutes via SPR + NH-48 + Aerocity link.

Gurugram Metro Phase-II

Upcoming. Planned alignment along SPR places a station within walking distance of the sector — a connectivity premium not yet fully priced in.

Luxury residential context

Sector 71 has historically attracted ultra-luxury inventory from listed Indian developers. Active developers in the immediate Sector 70–72 radius include Signature Global, M3M, and Smartworld. Compared to the older Golf Course Road sectors, SPR luxury inventory is newer, lower-density, and has delivered fewer cycles of buyer turnover — meaning resale comps are thinner but launch pricing has historically captured stronger absorption. SPR’s luxury cohort spans high-rise residences, grade-A commercial (Signature Global Titanium, M3M Broadway), tertiary healthcare (Medanta — The Medicity), and upper-tier schooling (DPS Sector 84, Heritage Xperiential).

Tonino Lamborghini Residences Gurugram sits in this micro-market context as the first Tonino Lamborghini-branded residential project in India, on a 12.4-acre parcel with 812 residences across 5 towers.

Who Sector 71 suits

Sector 71 / SPR fits buyers prioritising newness, lower density, and quieter streets over the social-cluster legacy of Golf Course Road. NRI and global-Indian buyers tend to be drawn to the corridor for the cleaner title chains and fewer legacy disputes typical of newer micro-markets. End-user families looking for primary-residence ownership in a low-noise sector with strong connectivity to corporate Gurugram and good school options find Sector 71 well-suited. Investors evaluating SPR should weigh the corridor’s connectivity-driven premium against the relatively thin resale comps. None of this constitutes a return guarantee — past micro-market behaviour is not indicative of future returns.
